Design Review

Design Review Guidelines 
 
The purpose of the Design Review Committee is to promote aesthetic excellence throughout the community by reviewing all exterior modifications and approving with compliance to the Governing Documents, Architectural Guidelines and Landscape Guidelines. Per the Governing Documents for the Wander Association, before any exterior change can be made to a home in Wander, it needs to be reviewed and approved by the Design Review Committee.
 
A completed application must include the following, or it will not be accepted:
  1. Signed Application 
  2. Project Details  
  3. Site Plan with the follow detail:
    • Drainage Directional Arrows (Indicate included Drainage Swales on lot)
    • Needs to be close to Scale
    • Property Lines, house location, and setback dimensions
    • legend clearly depicting all materials to be used
 
SOLAR PANELS: Most Solar companies offer to submit architectural requests to the Association as part of their owner contract.  If this is the case, they must include a signed architectural application from the owner.

All applications must be submitted in a complete PDF format. 
 
Please read Wanders Design Guidelines and ensure all modifications comply with the Associations Design Guidelines before submitting an application.
 

1. Architectural Improvement Application

 
Anything that is not listed on the application and is not clearly shown on plans will not be a part of this review.
 
Approval is for Association purposes only, owners are still obligated to seek compliance approval with applicable state, county, or city jurisdiction, building, and zoning ordinances, or safety requirements.
 
Approval shall be void for work not completed within one hundred eighty (180) days from review. 
 
*New homeowners, your account must be activated in the CCMC system before you will be visible for online applications. You can submit your application directly to the Community Manager by clicking the application above.
 

2. Site Plan

The site plan stated in the Architectural Application refers to a residential diagram depicting the plot of land on which the house sits, along with landscape topography and any exterior features or structures.
 
Structural improvements such as; shed, gazebos, additions, or patio covers shall include: (a) elevation plan depicting structure height from finished grade from at least two angles, (b) all proposed exterior colors and materials must be clearly depicted the plan. 
 
DRAINAGE: Site plan must Include Drainage Directional Arrows (See examples below). 
Site plans, provided by the builder to first owner, include drainage per homesite install.
 
 
           
 
Site plans can be professionally created or handcrafted by the owner itself. Please review the examples below as a reference. 
 
*Please note, these are examples of landscaping plans, your site plan can vary depending on your exterior modification.  Also, examples below, do not include new drainage marking requirements as noted above.

3. Project Details

Project details should include but are not limited to
 
  • all proposed exterior colors
  • materials
  • and any additional documents like building permits and samples 
 
The more details you submit with your Architectural Application, the smoother the review and approval process will be.

Once you've received an email stating approval from the Design Review Committee, you may schedule or begin your project. You must receive an official letter of approval, no verbal decisions will be given.
